Non-invasive Trace & Find leak detection

A complete leak detection survey using the most appropriate specialist equipment for your property, from a fixed £480 + VAT.

The service

Accurate answers, minimal disruption

Our non-invasive trace and find service is designed to accurately locate hidden water leaks while causing minimal disruption to your property. Rather than relying on unnecessary excavation or intrusive investigations, we use a combination of advanced diagnostic equipment and proven detection techniques to pinpoint the source of leaks as precisely as possible.

Every property and leak is different, so our technicians select the most appropriate combination of equipment based on the construction of the building, the plumbing system, and the symptoms present. This systematic approach enables us to identify concealed leaks efficiently, reducing both investigation time and the need for unnecessary damage to floors, walls or external surfaces.

The equipment

Our leak detection process, instrument by instrument

Tracer Gas Detection Kit

EQ-01

Tracer gas detection is one of the most effective methods for locating concealed leaks in water pipework. Once the water supply has been isolated and the pipework prepared, a safe, non-toxic mixture of hydrogen and nitrogen gas is introduced into the system.

Because the tracer gas molecules are significantly smaller than water molecules, they escape through even the smallest defects in the pipework. Using a highly sensitive gas detector, our technician traces the escaping gas above ground to accurately identify the location of the leak.

Tracer gas detection is particularly effective where:

  • Pipework is buried beneath floors or external surfaces
  • Traditional acoustic methods are less effective
  • Leaks are very small or difficult to identify
  • Pipework runs through insulated or complex construction

The tracer gas used is completely safe, environmentally friendly, non-flammable in its supplied concentration, and leaves no residue within the pipework.

Thermal Imaging Camera

EQ-02

Thermal imaging enables us to detect subtle temperature differences across floors, walls and ceilings that may indicate the presence of moisture or leaking pipework.

Thermal imaging is entirely non-contact and non-destructive, allowing us to quickly survey large areas without causing damage. While thermal imaging does not directly see water, it provides valuable information that helps narrow down the area requiring further investigation.

Using an infrared camera, we can identify abnormal heat patterns caused by:

  • Escaping hot water
  • Moisture affecting building materials
  • Underfloor heating faults
  • Hidden plumbing leaks

Acoustic Listening Equipment

EQ-03

Acoustic leak detection uses highly sensitive electronic listening devices to detect the sound produced by pressurised water escaping from damaged pipework.

Leaks create distinctive noise frequencies as water escapes under pressure. Our specialist equipment amplifies these sounds while filtering out background noise, allowing the technician to identify the point where the leak noise is strongest.

Acoustic detection is particularly effective on:

  • Mains water supplies
  • Copper pipework
  • Metal and MDPE pipe systems
  • Underground water services

This method is often used alongside tracer gas and thermal imaging to confirm leak locations with greater accuracy.

Borescope Camera

EQ-04

A borescope is a compact inspection camera that allows us to view concealed spaces through a very small access point.

This enables us to visually inspect hidden pipework and building cavities without the need for extensive removal of finishes, helping confirm the presence of leaks, moisture damage or failed plumbing components while keeping disruption to a minimum.

The flexible camera can be inserted into:

  • Wall cavities
  • Ceiling voids
  • Floor voids
  • Service ducts
  • Boxing-in around pipework

Moisture Meter

EQ-05

Moisture meters are used throughout the investigation to assess moisture levels within building materials.

By comparing moisture readings across affected and unaffected areas, we can establish the extent of water migration, identify likely leak paths, and distinguish between active moisture and historical dampness.

Moisture meter readings also assist in confirming our findings and provide valuable evidence for insurance reports and recommendations for drying and reinstatement works.

The equipment measures the moisture content of surfaces such as:

  • Plaster
  • Timber
  • Concrete
  • Brickwork
  • Flooring materials

Our approach

Methods combined, findings confirmed

No single piece of equipment can identify every leak. For this reason, our technicians combine multiple detection methods to build an accurate picture of the property’s condition. By interpreting the results from each piece of specialist equipment together, we are able to locate concealed leaks with a high degree of accuracy while keeping disruption to the property to an absolute minimum.

Following the investigation, a comprehensive report is provided detailing the methods used, the findings, the confirmed or suspected leak location, supporting photographs where appropriate, and recommendations for any necessary repairs or further works.

How it works

One visit, four precise steps

Every survey follows the same measured process, whatever the property. The price stays fixed at £480 + VAT however long the investigation takes.

  1. 01

    Isolate & prepare

Water supply isolated and the pipework prepared for testing.

  2. 02

    Introduce tracer gas

Safe hydrogen-nitrogen mix released into the system to find the smallest defects.

  3. 03

    Trace & confirm

Multiple methods combined — acoustic, thermal, moisture — to pinpoint the source.

  4. 04

    Report & recommend

A detailed report with findings, photos, readings and next steps for repair.

Pricing

One fixed price. No surprises.

Many leak detection companies charge £100+ per hour with no way of knowing the final bill. Our Trace & Find survey is a fixed £480 + VAT — however long it takes to find your leak.
